    Very friendly and helpful reception, very clean and comfortable and in a fantastic location, so close to everything and just a two minute walk away, if that! Good parking outside the hotel (you can ask the hotel for a permit to display in your windscreen for £8 per day). Good breakfast, plenty on offer and a comfortable, spacious breakfast room.

    I expected the room to be a little bigger. We stayed for two nights, and I noticed that although the maid had made the bed and tidied the bathroom, the towels had not been changed and had just been re-folded.

    I loved the interior of the room, absolutely beautiful, the clean bathroom and the fact that we had the choice of putting together our own breakfast menu, which was then served at our table. Excellent service!

    Well, in the bathroom it said that we had to ensure the shower curtain was in the bath before showering, however there was no shower curtain there so unfortunately some water dripped on the floor... Also, it took quite a long time before there was any hot water (we stayed in the third floor I think and it did say it might take some time for the water to heat up), but when we had a shower in the evening there was only cold water..

    I liked the closeness to the centre of Bath and the tiled entrance hall floor which was lovely. It is also in a beautiful road. Parking was available but it was then charged at £8 a day although we were not informed of that charged being added to our bill beforehand.

    the stairs up to the top floor were very narrow and had a tight bend on so felt dangerous especially as they had a grill at the end of that flight to prevent you falling straight down to the next flight if you did fall! As a mature couple we did not appreciate having to climb all those stairs to the attic and then squeeze into a small double room. If you have booked with and because of someone else then to be two floors away from each other is not good. The shower was pathetic and the carpet filthy the table wobbled badly but we went for one reason only - our friends wedding - so we paid up and left.

    An excellent choice for the city shops. A warm and friendly atmosphere.Staff very helpful.

    Just that it didn't have a lift! We were on the very top!! I appreciate it is a listed building and it wouldn't stop us coming again.

    It is based in a gorgeous street, only a couple of minutes walk from the centre of bath and all of its attractions.

    Proximity to Bath centre was just a short walk.

    The room allocated was at the very top of the hotel, which constituted navigating steep narrow stair on the uppoer level. This hotel description stated that there was no lift, however it does not provide specific details about the challenges presented by the uppoer levels of accommodation. There was also an issue of accessing electical points from an 'inpromtu dressing table arrangement' in the allocated room, without unplugging the TV. Furniture arrangements need reconsideration to ensure the stay is practical and hassle free.

    The large size and style of the room were excellent as was the open view over Bath. Very large, comfortable bed and loads of clothes storage space. Parking right outside the Guest House was easy. Could have done with a brighter light in the bedroom at times though.

    We had the most recently renovated suite- just beautiful! Excellent service at checkin/out.... Fresh continental b'fast- zero to complain about. Wish we had mord time there!

    Location, comfort and atmosphere, would definitely return.

    In a grade 1 listed building so our rooms were at the very top as they can't install a life. A major climb up 2 flights plus a narrow curved stairway at the top.
